Stage One

You instruct us when your offer is accepted and we send you a Client Care Pack to complete and return. You pay to us £500 to enable us to instruct searches.

You apply for a mortgage and/or a survey.

We obtain and check the contract pack from the seller’s lawyer.

Mortgage offer received by us. We will then send you your mortgage report
and check the lender’s requirements.

We make the appropriate searches.

We raise enquiries with the seller’s lawyer.

Stage Four

We check the seller’s replies to enquiries and searches, and deal with any legal requirements in your mortgage offer and survey.

We report to you on the title and searches. We may need to refer back to the seller’s lawyer the lender to make sure you are happy to proceed.

We request the deposit from you and your buildings insurance policy details in readiness for exchange.

How long does it take?

The Purchase Process is subject to a number of third party actions, but the average transaction length is 8-12 weeks to get to completion. However, the registration of the transfer at the Land Registry may take many months due to their backlogs.

SELLING PROCESS

Our Sale Conveyancing Process

The conveyancing process is the backbone of any property transaction, and our Wiltshire-based experts are here to demystify it for you.

Stage One

You instruct us either when you put the property on the market or then you accept an offer.

Stage Two

We send you our Client Care Pack, a standard property questionnaire and fittings and contents form to complete and return. You pay us £500 to enable us to get title documents and prepare the contract.

Stage Three

On receipt of your forms we will check all title details and the relevant documents. We will also request repayment figures from your mortgage lender, if applicable.

Stage Four

We will send a contract pack to the buyer’s lawyer. Once agreed with the buyer’s lawyer, a contract and transfer will be sent to you to sign and return to us.

Stage Five

We will deal with enquiries received from your buyer’s lawyer and liaise with you as appropriate.

Your buyer will arrange their finance and their lawyer will undertake searches.

Once your buyer is ready they will contact us with a suggested completion date which we discuss with you.

We request repayment figures on any mortgages and ensure we have your estate agent’s bill and any other payments to be made from the proceeds of the sale.
